Proptech startup Fifth Dimension has raised €22 million ($26 million) in a Series A funding round led by HV Capital, with participation from Prudence, Mercia, MMC, and AFG, alongside existing investors Speedinvest, Seedcamp, and Anthemis.

The latest investment brings the company’s total funding to more than €33.9 million ($40 million). Founded in 2023, Fifth Dimension develops AI-powered decision intelligence software designed for institutional real-assets investors, asset managers, and lenders.

What The Company Does

Fifth Dimension builds a data intelligence platform for the real estate and real-assets sector, combining fragmented operational, financial, and market information into a unified AI-powered system.

Its platform integrates with enterprise software commonly used by institutional operators, including Yardi, Dealpath, and SharePoint, allowing firms to consolidate structured datasets and unstructured documents without migrating existing systems.

At the centre of the platform is Ellie, the company’s agentic AI assistant, which supports investment analysis, risk identification, portfolio monitoring, and operational reporting. The system is designed to help investment teams prepare underwriting analyses, generate investment committee materials, evaluate portfolio variance, and identify operational risks across large property portfolios.

According to the company, its AI models are specifically trained on real estate workflows and institutional investment processes rather than relying solely on general-purpose AI systems.

Fifth Dimension also emphasises auditability and governance, stating that outputs generated by the platform are fully sourced and traceable to support institutional compliance requirements.

The global real-assets sector remains heavily dependent on fragmented operational systems, manual reporting processes, and disconnected data environments despite managing trillions of dollars in assets.

Institutional real estate operators often handle large volumes of financing records, legal agreements, covenant data, and asset performance documentation spread across multiple systems and stakeholders. This complexity has limited the effectiveness of generic AI applications in the sector, particularly where governance, auditability, and compliance are critical.

At the same time, institutional investors are increasingly seeking operational efficiency and faster decision-making as market conditions become more volatile and financing environments tighten.

Investor Lina Chong, Partner at HV Capital, noted that real assets remain one of the world’s largest and most operationally complex asset classes while much of the sector’s technology infrastructure has lagged behind broader enterprise digitisation trends.

The newly raised capital will support Fifth Dimension’s international expansion across the United States and Asia-Pacific, including the opening of a new office in Singapore.

The company also plans to continue investing in its agentic AI systems and broader product development, with a focus on improving decision intelligence capabilities for institutional real-assets operators.

Additional funding will support hiring and expansion of the company’s global customer base among investment managers, asset managers, lenders, and family offices.

According to Fifth Dimension, firms using the platform have increased capital deployment efficiency, reduced underwriting timelines, and shortened financial reporting cycles through greater automation and operational visibility.
