Davis, an AI real estate startup, has raised €4.6 million in a pre-seed funding round led by Heartcore Capital and Balderton Capital, with participation from Yellow, Evantic, Entrepreneurs First, and a group of angel investors from leading technology companies.

Alongside the funding, the company introduced Gaudi-1, its first AI model designed to generate architectural designs within real-world constraints. The capital will support product development and scaling of its platform aimed at accelerating early-stage property development.

What The Company Does

Founded in 2025 by Mehdi Rais and Amine Chraibi, Davis is building an AI-native platform that streamlines the early phases of real estate development. The system combines proprietary AI models with human expertise to produce architectural and feasibility outputs in significantly shorter timeframes.

Its platform transforms regulatory, technical, and market data into structured constraints, which are then used to generate feasibility studies. These include site analysis, return-on-investment projections, and architectural concepts such as volumetrics, floor plans, and spatial layouts.

Outputs generated by the system are reviewed by human experts before delivery, maintaining oversight while reducing the time required for initial planning stages.

Market Context / Industry Background

Real estate development remains a highly fragmented process, particularly in its early stages, where feasibility analysis, regulatory checks, and design concepts often involve multiple stakeholders and extended timelines. These processes can take weeks or months, creating delays and increasing project costs.

At the same time, the sector has been slower than others to adopt advanced automation tools, despite being one of the largest global asset classes. AI is increasingly being explored as a way to streamline planning, improve decision-making, and reduce inefficiencies across development workflows.

Platforms that can integrate data, design, and financial modelling into a single system are emerging as a potential solution to longstanding bottlenecks in the industry.

Founder / Investor Commentary

Co-founder and chief executive Mehdi Rais said that while real estate represents one of the world’s largest asset classes, many of its core workflows still operate at a pace that is no longer aligned with current technological capabilities. He noted that Davis was created to establish a new time standard for development processes and to influence how urban environments are planned and built.

Growth Plans / Use Of Funds

The newly raised funding will be used to further develop Davis’s AI models, including Gaudi-1, and expand the platform’s capabilities. The company is expected to focus on improving model performance, scaling its engineering team, and refining its integration of AI with human expertise.

As the platform evolves, Davis aims to deepen its presence in the real estate sector by working with developers and stakeholders looking to accelerate project timelines and improve decision-making in early-stage planning.
