
Berlin-based PropTech startup vivanta has secured €2.5 million in Seed funding to further develop and scale its technology-driven property management platform.
The funding round was led by a Hamburg-based family office with a focus on mezzanine investments and real estate development. The capital will be used to expand vivanta’s platform, automate operational workflows, and support growth into additional regions across Germany.
Scaling digital property management in Germany
vivanta focuses on simplifying property management for owners, advisory boards, and tenants by replacing fragmented processes with a unified, technology-first approach. The platform combines automation and AI with hands-on service, aiming to improve transparency, reliability, and day-to-day operational efficiency.
According to founder Katharina John, the new funding will allow the company to scale its technology while maintaining a strong focus on personal service. The goal is to reduce administrative burden and create smoother experiences for all stakeholders involved in residential property management.
PropTech funding momentum across Europe
In 2025, European PropTech investment has increasingly targeted digital property management platforms, with Germany emerging as one of the most active markets. vivanta’s €2.5 million Seed round aligns with this broader shift toward automation and data-driven solutions in real estate operations.
Recent comparable rounds include SCALARA’s €3 million funding to expand its platform, Lumoview’s €3 million round alongside a €2.5 million EU grant for building data capture, and Berlin-based Buena’s €49 million raise to scale property management software and acquisitions. Outside Germany, Zurich-based viboo raised €3.3 million to enter the German market, while Madrid-based VIVLA secured €8 million to expand its co-ownership model for second homes.
Overall, more than €65 million has been invested into property management-focused PropTech companies across Europe in 2025, highlighting sustained demand for scalable, modern alternatives to traditional administration models.
Combining automation with operational expertise
vivanta was founded in 2024 and currently manages more than 1,500 residential units across five German cities, coordinating over 300 service providers. The company serves both rental properties and condominium owners’ associations, aiming to replace manual coordination and siloed systems with transparent, efficient workflows.
Co-founder Florentin Braunewell explains that vivanta’s approach is based on analysing where property management fails in practice and addressing those root causes directly. Rather than optimising isolated steps, the platform is designed to restructure the full operational process, using automation to free up time for quality assurance and tenant support.
Next steps after the Seed round
With the new funding, vivanta plans to continue developing its technology platform, expand its team, and grow into additional German regions. The company is also evaluating strategic acquisition opportunities, particularly succession and handover cases, to integrate property management businesses that align with its quality and service standards.
