Berlin-based proptech startup Buena has raised €49.4 million in Series A funding to modernize the fragmented German property management industry.
The round, which brings the company’s total funding to nearly $58 million, was led by GV (formerly Google Ventures), with participation from 20VC, Stride, and Capnamic.
Tackling inefficiencies in Germany’s outdated real estate sector
Germany’s property management sector is largely analog and fragmented, with more than 30,000 firms averaging just five employees. Most still rely on pre-cloud software, while the sector struggles with talent shortages and low customer satisfaction. Buena aims to fix this by building its own AI-driven platform and acquiring legacy property management firms across the country.
The software automates time-consuming tasks such as accounting and financial reporting, freeing up property managers to focus on more complex challenges. The company already manages over 60,000 apartments and has a waiting list of 5,000 landlords eager to make the switch.
AI meets M&A: A new model for proptech
Since 2023, the company has acquired over 20 firms as part of its “AI-first rollup” strategy. Unlike traditional consolidation models, Buena integrates these firms into its AI ecosystem, boosting efficiency while preserving human expertise. CEO Din Bisevac stated, “Instead of getting bogged down with routine tasks like annual accounting and payment processing, AI empowers our property managers to focus on complex problem-solving and meaningful customer interactions.”
Scaling into international markets
Currently operating with a lean team of 24, Buena plans to expand significantly in 2025, eyeing international expansion—particularly into the $650 billion U.S. property management market. The new funds will be used to scale operations, bolster tech infrastructure, and build out a new AI-enhanced software suite.
GV partner Vidu Shanmugarajah remarked, “Buena is bringing technology to a space that has historically been offline. By combining a unique AI-led M&A strategy, operational excellence, and a product-first mindset, Buena is completely transforming property management.”
From YouTube to real estate: The CEO’s unconventional path
CEO Din Bisevac has had an unlikely journey. A former YouTube star who taught himself coding as a child, Bisevac joined Buena as a junior product designer before rising to CEO at just 26. He co-founded Project Europe alongside 20VC’s Harry Stebbings, who praised him: “If I could put all my money in just one company, it would be Din Bisevac and Buena.”
